Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: Yes we are a pet friendly community. However, exotic pets are not permitted on premises.
Q: How many pets may I have?
A: You may have up to 2 pets per apartment.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: There is a non-refundable pet fee of $400, in addition to monthly pet rent of $25. These fees are on a per pet basis.
Q: What must I bring with me to tour an apartment?
A: Valid government issued photo identification must be presented at the time of touring an apartment.
Q: What are your fees and monthly charges?
A: There is a monthly valet trash fee of $30, in addition to a $2 monthly pest control fee, $2 administrative fee and $10.00 package delivery fee.
Q: What are the income and credit qualifications?
A: Income qualifications must be at least 3 times the rent. All credit screenings are processed through a 3rd party credit screening company.
Q: What is acceptable "proof of income" to sign a lease?
A: Most recent tax documents, three consecutive bank statements and/or a month's work of pay stubs (2 if paid biweekly and 4 if paid weekly).
Q: What happens if I qualify for an apartment, but my roommate does not?
A: Both need to qualify or obtain a Lease Guarantor
Q: Is my security deposit totally refundable?
A: The security deposit is refundable assuming that the entire contract is fulfilled; less any damages or final utility charges.
Q: If I get a job transfer, can I break the lease?
A: We offer an alternate option for situations such as these; it's referred to as our "Early Termination" Addendum. In order to qualify for this option, you must submit and fulfill a written 60 day notice to vacate, pay back any concessions that were received, and pay a termination fee equivalent to two months' rent in order to qualify. No accelerated rent is assumed with this option.
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes after your lease expires which would then roll to the Market Rent + a Month to Month fee
Q: What utilities are included in my lease?
A: No utilities are included with your lease agreement.
Q: How long is the term of the lease?
A: We are currently offering 8 - 16 month lease terms.
Q: Do you accept leases for short terms?
A: Unfortunately, we do not offer short term leases at this time due to this community being a new construction site.
Q: Am I required to have renters insurance?
A: Yes, renter's insurance coverage is required at move in, of $100,000 personal liability
Q: Do you offer furnished apartments?
A: Although we do not offer furnished apartments, we can offer recommendations of companies who specialize in this service.
Q: Do you offer corporate apartments?
A: While we do not have corporate apartments onsite, we do provide an option for companies who wish to assume responsibility of an apartment under their name. We have corporate applications available for those corporate companies who wish to proceed through the corporate application screening process. For additional details please contact the leasing office.
Q: If something needs to be repaired in my apartment, how do I report it?
A: We encourage you to input all service requests/repairs through our online resident portal system.
Q: When is my rent payment due?
A: Rent is due on the 1st, with an allotted grace period until the 3rd.
Q: What day of the month am I liable for a late charge?
A: Late fees will be assumed on the 4th of $100 for the first initial late day and $10 daily thereafter. No checks will be accepted after the 3rd.
Q: Will you accept electronic payments from my bank?
A: Yes, during your application process we will set up your resident portal. On this system you will be able to pay your rent monthly via ACH and can set up reoccurring payments to withdraw from your bank account monthly if applicable.
Q: Is there a place where I can pay my rent after office hours?
A: Yes, your online resident portal is easily accessible 24 hours a day. Please note there will not be a drop box available on site.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guests are authorized to stay no more than 7 consecutive days. If you have a guest that will be staying for an extended period of time, you will need to contact the leasing office in order to discuss the application process for adding on an occupant.
Q: Do you have reserved parking?
A: Yes, reserved garage parking spaces lease for $50 per month.
Q: I have a motorcycle, where can I park it?
A: Motorcycles can be parked in any open parking spaces in the parking garage.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, any guests that exceed the 7 day grace period allotted in your lease contract, must be authorized updated in the leasing office.
Q: Can I install my satellite dish at my apartment?
A: Satellites are permitted on site pending that the required satellite deposit has been paid prior to installation. Please note that installation must comply with the requirements outlined in your satellite addendum. We encourage any resident who wishes to utilize this option, to inquire with a 3rd party company in order to obtain a consultation in order to ensure that you receive signal and are able to comply with the installation requirements.
Q: Do you have cable services?
A: Yes, all of the apartments are prewired. You will need to contact the cable provider in order to set up and activate your service.
Q: Does the property have a fitness center?
A: Yes.
Q: Does the property have a swimming pool?
A: Yes.
Q: Does the property offer on-site recycling?
A: Yes.
Q: Are gas grills permitted at your property?
A: We provide gas grills throughout the community that are available on a first come, first serve basis. Please note, grills are not permitted on your patio.
Q: Is there any additional storage space available at your property?
A: Yes, we have additional storage spaces that are accessible 24 hours a day.
Q: Are residents permitted to paint their apartment?
A: Yes, as long as they paint it back to the original color.
Q: Will you accept my delivery packages for me?
A: While we will be happy to accept and hold your package at the front leasing office, please understand that we do not sign for packages due to liability purposes.
Q: Do you have a list of Preferred Employers?
A: Medical, Oil/Gas, & Continental Airlines.

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
